comment Is this wall load bearing based on the attached blueprints?
@alt That was a bit confusing for me too. The dimension line obscures the beam end. The best I can tell, it appears to be a short beam running from the post to the east wall. If it ran all the way across, we'd see a "Beam Pocket" note on the west wall.

comment Which home improvement projects produce the highest return on investment when selling?
Look at the money shots in some of the Reno-porn on tv. You'll notice that closets tend to have 4 mens' shirts hanging in them, not 40. Women tend to own only 3 pairs of shoes, not 50. The typically overflowing box of hats and gloves is nearly empty. The ultimate goal is to have just enough stuff in a space define it's purpose and to help the potential buyer visualize their stuff in your space, not to see how much of your stuff can fit in. The only exception appears to be fresh fruit. Realtor's seem to love seeing industrial quantities of lemons and pears in bowls in odd places.

For clarity -- are you talking about the last two feet of ceiling? Or wall?

Yeah, I thought about caulk, but if the movement is too great it will come undone.

comment Remove power spike when restoring power
Don't change the breakers!!! The breaker is there to stop the apartment from burning down in an over-current scenario. Your wires are likely sized for a 16 A load, and could overheat if you put a bigger breaker in.
