I'm also thinking that the homax patch texture (lowes.com/pd_14986-1168-8542-30_4294858284_4294937087_) might be better too. The reviews of the spray-on seem a little negative lol.

Great feedback, thanks. Yea, I plan to sample various rooms. What's annoying is that the ceiling isn't in "inconspicuous" places like closets. It's only in the main ceiling portions of the bedrooms, hallways, living room, and family room.

Thanks Duane. Thankfully the leech field tested fine in the flow test -- it's just the tank that needs to get replaced. We're getting estimates.

Awesome. A LOT better than the pro-labs one I used... 10 bucks for the test... then 15 for processing that could take a week or 30 for "rush" processing.

Thanks Mark. As per advice from Scott, I contacted the labs (VP of lab actually) and verified that the Vermiculite is "pure" without any traces of asbestos. I still plan to test again prior to removing the ceiling but at least I feel a lot better now. I'm getting an early preview of the "joys" of being a home owner! =D
