When trying to find the English equivalent of a technical term, I use Wikipedia's "Languages" sidebar. HR-ketel leads me to Condensing boiler. "HR" is a Dutch term, "hoog rendement", which you would translate as "high efficiency".

For alternative two, it is always good to have friends or family with stressful jobs. Offer them an opportunity to get rid of their work rage by doing physical activity. They have to pay to go to the gym, but they can do it for free in your back yard! (Unless you are truly clever, and get them to pay for the privilege of doing really useful work for once.)

Did you increase the number of lights, or did it stay the same, just easier to manipulate? Because that's something that I noticed many people do "because it's possible": they install many small lights, all individually controlled, and it becomes very hard to turn on the light where you need it.
