2x margin seems low. People tend to hang/swing on stuff way to much. Also what is behind the concrete? I.e is it a poured ceiling, is there structure in there, a beam, etc?

I would love to know this answer too. I have heard people say both yes and no. Plumbing is also a question but I have heard a clearer "no" there (it's one thing to burn your house down, but another to get septic into the clean water system and poison the whole town...)

Multitools are useful because once you're up the ladder/stuck in the crawlspace, there's always that one extra tool you didn't bring with you. Sure, the screwdriver might suck, but at least it's there.
