comment Faucet runs slowly on hot, fine on cold
#1 fixed it. I feel silly for not checking that! Thank you for describing a clear process to solve this problem.

comment What can I do “spread” load on breaker for single bedroom?
Reconsider having a new circuit or circuits run. A fairly beefy computer, 5 servers, and A/C is a significant investment in hardware and time. Running that implies that you're doing it for work or are a serious hobbyist. Invest in providing proper power to those tools of your trade on dedicated circuits. What would downtime cost you in money and effort versus the cost of a new circuit? What would equipment damage cost in the event of a tripped breaker or wiring issue?

comment Why is there a 2" step down into my bathroom?
Wild guess - It is so that if there is a leak or spill in the bathroom it stays in the bathroom. You effectively have a semi-wet room where the room itself is a 2" overflow pan. Is there a floor drain? What is the floor material in the bathroom and the adjoining hallway? Any pics?

comment Sink overflow drain not cast all the way through
The blockage is non-trivial. I probed with a wire coathanger thinking it was a clog. I then grabbed a ceramic drill bit and using my hand got a little more aggressive. Definitely thicker than flashing!

This sink has been in place since I bought the home 5 years ago and installed for some time before that. A warranty is out of the question. It would be worth my time to identify the maker and see if perhaps this is a known issue.

comment How can I estimate costs for a renovation project?
The job in question is removing a 16' load bearing wall between a family room and living room to make a great room. My goal here was to not learn how to estimate out that specific job. There will be other jobs and having some way to determine a very rough cost would be helpful to know for the future.
