The joint that houses a 3½ inch expansion joint between the floor and the wall around the garage is seeping water. We have had at least 25 inches of rain this year so far and while I think this is the problem, I also believe our water table is high too and we have clay-like landscape that does not help either. We have already had a french drain installed around 2 sides of the garage, but there also seems to be wetness on the back wall seam which lies against the house and a portion of the side which also lies against a portion of an inside wall. The garage has no windows and it is humid. We are thinking of digging out at least ¾" of the expansion joint and filling it with some sort of caulking that would be moisture tight.

Do you think this would work AND any suggestions of a product you may have used?
